英國的房產增長和趨勢

英國在去年的經濟面臨一些重大挑戰。

RICS 首席經濟學家SimonRubinshon 表示,最近幾週抵押貸款市場的動盪加劇了由於能源費用和生活成本上升導致的經濟不確定性水平而上升,從而導致英國房價上漲。不過隨著經濟對高利率的調整以及勞動力市場的持續改善,房地產板塊的壓力可能會有所緩解。

印花稅下調

為了支撐房產市場,英國政府降低了印花稅,目前物業價值的首 250,000 英鎊將免徵印花稅。250,001英鎊的物業買家將支付物業價值 5% 的印花稅;如果物業價值在 925,001 英鎊到 150 萬英鎊之間,印花稅將為物業價值的 10%,超過該物業價值將繳納物業價值12% 的印花稅。通過提高印花稅房產的門檻,包括香港投資者在內的首次購房者有更多理由在英國購買物業。

英國最大貸款機構Halifax表示,自2022年初英國房地產市場的需求量增加,也促使了主要城市的房價上漲。主要城市的房價以上漲了9.2%。疫情後業主已正常返回辦公,他們的偏好和現在城市中心的需求量將導致英國主要城市的物業再經歷一次轉變。

樓價上升

自 2022 年 1 月以來,曼徹斯特等城市的房價上漲了 11.5%,伯明翰自上漲了 9.4%,倫敦 上漲了 6.8%。自2022 年 9 月,雷丁的房價與去年相比亦上漲了 9.9%。

這對香港投資者意味著什麼?

自從那位不幸的前首相卸任後,英國新任首相兼前財政大臣RishiSunak接替了Truss的職責,並承諾徵收對財政負責的稅收。現在所有的目光都集中在Sunak身上,希望他會制定穩定英國經濟的政策。

自Sunak上任以來,一些抵押貸款機構已將其固定利率降低了 0.5%。平均兩年期固定抵押貸款利率上升了6.46%。不管這些變化如何,投資者都不能忽視英鎊的價值現正跌至歷史最低點,而英國目前的經濟狀況對於國際房地產投資者來說正是一個黃金時期。

匯率

英鎊兌美元的低匯率意味著香港投資者可以獲得更大價值。預測顯示房產價值將繼續上漲,因此投資者必須利用當前的市場價格在英國購買房產。隨著房地產供應下降和住房需求增加,投資者可以通過英國房地產來確保他們的未來財務。

橫貫鐵路(Crossrail)在倫敦、曼徹斯特、雷丁和伯明翰等黃金地段設有車站、繁榮的就業市場、新稅制、名校以及預計改善的政治氣候,這些都是有利於香港房地產投資者的因素。
