Dyecoats is a large-scale residential development taking shape on Kirkstall Road in Leeds. It forms a key part of the city's West End Riverside regeneration area, aiming to create a new neighbourhood with up to 1,860 homes. Positioned between the creative quarter and the main business district, it's designed to connect people to major employers like Channel 4 and ITV, as well as the university areas. The project plans to offer a mix of private sale and other tenures, set within a landscape that includes a new public square, a food hall, and a riverside park along the River Aire.

The development is being built in two phases, with the first homes expected to be completed in late 2027 to early 2028.
