當前有越來越多投資者開始關注泰晤士河以南的地區。南倫敦東部的吸引力正在上升,而它的長遠潛力,可能比不少人想像中更具價值。

講到倫敦樓市,很多人第一時間會聯想到泰晤士河北岸的熱門地區,例如 Camden、Islington 或 Kensington。不過近年有個明顯的轉變,就是越來越多投資者開始將目光轉向南邊,尤其是東南倫敦一帶。

Lewisham、Greenwich、Kidbrooke 等 Zone 2 和 Zone 3 的地區,樓價相對合理,而且有不少基建及重建計劃正在進行,加上租務需求持續增長,對想尋找具升值潛力又不想一次過用盡預算的買家來說,這些地區值得一看。

1.重建計劃推動東南倫敦轉型

東南倫敦的面貌,與十年前已截然不同。多項大型重建項目陸續落成,配合區內經濟增長,整體社區環境和生活質素都有明顯提升。

其中一個最受關注的項目是 Lewisham 的長期市區規劃,當中 Lewisham Gateway 計劃已經引入多間商舖、一間戲院,以及數以百計的住宅單位,未來還有更多設施陸續登場。

而在東面,規模更大的 Greenwich Peninsula 項目,投資金額高達 84 億英鎊,將會為區內帶來數以千計住宅單位、學校及文化設施。同時,Woolwich 亦因為 Elizabeth line 伊麗莎白線 的落成而迎來不少發展機會,成為政府及發展商積極投資的另一區。

這些轉變並非表面工程,而是真正影響到住屋需求、人口結構及租金走勢。對於想投資住宅物業、獲取穩定回報的人來說,這些區域的潛力已不容忽視。

2.交通改善,通勤更快更方便

過往東南倫敦予人感覺交通不太方便,但現時情況已大大改善,尤其是在鐵路方面的發展。

新建的 Elizabeth line(伊麗莎白線) 改變了整個倫敦東西走向的通勤方式,對 Woolwich 和 Abbey Wood 特別有利。從 Woolwich 出發前往 Canary Wharf 金絲雀碼頭City of London 倫敦金融城Heathrow Airport 希斯路機場,車程都控制在一小時內。

這些地鐵、火車及 DLR 網絡,為上班族和學生提供極高的生活機動性,令原本被忽視的地區變得愈來愈受歡迎。

3. 樓價相對吸引,空間感更足夠

對買家來說,價格仍然是關鍵因素。根據 Rightmove 的資料,東南倫敦的樓價仍明顯低於倫敦其他區域,特別是北岸或 Zone 1、Zone 2 的地段。

例如在 Kidbrooke 或 Lewisham,現代化新樓起價大約為 £400,000 左右,相比 Camden 或 Clapham 一樣規格的單位可能要 £600,000 或以上。這對投資者尤其重要,因為入場門檻低,回報潛力更容易實現。

另外,東南倫敦仍有不少地區正在開發中,未來基建和商業配套一旦到位,資本增值空間不容小覷。

4. 租客需求強勁,回報更穩定

不是只有投資者在看準東南倫敦,愈來愈多租客亦選擇搬入這些地段。

很多在 Canary Wharf 或 City 工作的年輕專業人士,已經開始在 New CrossLewishamKidbrooke 租屋。他們追求生活方便但又不想花太多租金,東南倫敦剛好滿足這些需求。

這類租客對配套要求愈來愈高,包括綠化空間、交通、商舖及社區氛圍。不少新項目都已經針對這些需求去設計單位及公共空間,租務表現自然理想。

5. Kidbrooke 實例:一個規劃完善的新社區

Kidbrooke Village 為例,這個由 Berkeley Group 發展的社區式項目位於 Zone 3,步行即可到達 Kidbrooke Station,乘搭 National Rail 大約 20 分鐘即可直達 London Bridge

整個發展包括住宅、商業、學校及公園設施,並採用社區整合式規劃方式,旨在打造一個宜居宜投資的完整區域。買家組合包括首次置業者、自住用家,以及不少來自亞洲或中東的海外投資者。

雖然這只是眾多發展項目之一,但已清楚展示東南倫敦的潛力和未來方向。
