Plumstead 與 Woolwich:會是東南倫敦最被低估的地區嗎?

當越來越多買家和投資者將目光從市中心移開,Plumstead 和 Woolwich 開始受到關注。本文會探討這兩個相鄰地區為何變得愈來愈吸引 — 包括交通改善、重建計劃、綠化空間和配套設施的發展。無論你是自住、上車還是投資,都值得花幾分鐘了解這區的變化。

東南倫敦過去未必是熱門地段,但這正在改變。樓價比許多其他地區低,加上交通升級和新樓落成,像 Plumstead 和 Woolwich 正逐步進入市場焦點。

它們不如 Shoreditch 或 Clapham 那麼「有名」,反而保留了實在的倫敦生活感。對於想要空間、交通方便、又不想負擔過高樓價的人來說,這一帶值得考慮。

1. 交通大升級

改變最明顯的,是 Elizabeth Line 的開通。新設的 Woolwich Station 現在可約 20 分鐘直達倫敦市中心。由 Woolwich 去 Canary Wharf 只需 8 分鐘,到 Tottenham Court Road 約 22 分鐘,節省大量通勤時間。

Plumstead Station 亦連接 Southeastern 火車服務,而 Woolwich Arsenal Station 提供 National Rail、DLR 和巴士接駁,無論返工或外出都方便。

2. 綠化空間與泰晤士河步道

這一區的戶外空間比你想像中多。Plumstead CommonShrewsbury ParkThames Path 都是本地人經常散步或跑步的地方。想親近大自然,Oxleas Wood 是倫敦僅存的古老林地之一,適合週末輕鬆行山。

如果你鍾意住近公園,Plumstead 附近有個新住宅項目正是圍繞大型花園廣場而建,配有水景和景觀單位,這類空間在倫敦並不常見。

3. 社區配套正在改善

Woolwich 的面貌明顯在變。Woolwich Works 為區內帶來藝術表演空間、音樂活動及展覽。Royal Arsenal Riverside 一帶亦新開了不少 café、小店和餐廳,Boulangerie Jade 和 The Taproom SE18 就是當中人氣店之一。整體感覺是活躍了,但仍然保留社區原有的生活節奏,未有被過度商業化。

4. 重建與新樓盤

Plumstead 和 Woolwich 屬於 Thamesmead and Abbey Wood Opportunity Area,將持續獲得資金投入,發展新住宅、公共空間和交通設施。

Plumstead Station 附近有一個住宅項目正逐步落成,以私家園林為中心設計,提供一房至三房單位,並計劃引入 café 和商店。單位不少可望園景,有 concierge,方便又不浮誇。對首置族、投資者或退休人士來說,都是實際而穩健的選擇。

5. 近年買家是哪些人?

這區吸引不少首次置業者,因為樓價比 Lewisham 或 Peckham 更可負擔。海外買家亦對這區感興趣,特別是希望物業有穩定法規、租金回報合理,又近倫敦市區。

租務市場同樣穩定。鄰近大學、Canary Wharf 就業區,加上 Elizabeth Line 的便捷,這一帶的單位在市場上頗受歡迎。

7. 總結

Plumstead 和 Woolwich 不一定是熱門「打卡點」,但正因如此,它們更貼近真實倫敦生活。價格合理、空間夠、交通已改善、還有不少發展空間。想住得方便又不想付出過高成本,這區是合適的起點。
