Leeds beyond London and Manchester

Leeds should not be overlooked when comparing UK property.

It is one of the UK’s Big Six cities and a major business centre outside London. The city has a strong finance, legal, healthcare, media, digital and creative sector, with major names including Channel 4, Bank of England, Burberry, the FCA and UK Infrastructure Bank linked to the city.

A major employment base

Leeds is the UK’s largest financial services hub outside London.

The Dyecoats brochure notes that the sector employs 188,900 people and contributes £19.8bn to the city’s economy. Leeds is also home to more than 2,000 professional services firms, covering accounting, law, finance and business services.

That matters because rental demand is often strongest where people work, study and choose to stay after graduation.

Leeds is also one of the UK’s major university cities.

The city has seven universities and over 65,000 students. The University of Leeds alone attracts more than 12,500 overseas students. The brochure also notes that around 1 in 4 graduates choose to stay and work in Leeds after graduation.

Leeds has a lower entry point than London, while still having a clear rental and employment story.

The Dyecoats brochure references 12.1% growth in private sector rentals from 2022/23 to 2023/24, and expected house price growth of 28.2% from 2024 to 2029, with rental prices expected to follow.

Dyecoats | West End Riverside regeneration

Dyecoats is located on Kirkstall Road, within the West End Riverside Development Corridor and less than a mile from Leeds city centre.

The area is being shaped into a new riverside extension of the city, with new homes, walking and cycling routes, public space and better connections. Dyecoats is planned as a residential-led district beside the River Aire.

The masterplan includes 13 buildings, over 1,800 apartments, 300 metres of restored riverside space, and over 30,000 sq ft of retail, hospitality and community space.

Dyecoats will bring homes, riverside walks, green space and places to meet to this part of Leeds.

The wider plan includes five acres of public realm, landscaped areas, children’s play spaces, bike hubs, riverside walkways and DyeWorks, a 6,000 sq ft community hub.

The Opal Building at Dyecoats

The Opal Building is the first private-sale building at Dyecoats.

It is a 16-storey riverfront building beside the River Aire, with 196 private sale apartments. The unit mix includes 84 one-bedroom apartments, 110 two-bedroom apartments and 2 three-bedroom apartments.

The homes are designed for city living, with practical layouts, open-plan living space and integrated Bosch appliances. Selected homes also look towards the new riverside park, riverfront and wider city setting.
